Built in 1937 by the architect Charles A. Sandblom in Streamline Moderne, the theater is located at 127 E. 23rd, in the historic Gramercy area.

Gramercy Theatre opened in 1937 spent a little more than 60 years as a theater and an art-house until 1998 when it was renovated into a 499-seat playhouse to present Off-Broadway theatrical productions, the largest spot of that kind at the time.

It was originally known as Gramercy Park Theatre, to avoid confusion with the existing Gramercy Theater, which was 521 seats and located at 310 Fifth Avenue. After the old Gramercy Theatre succumbed television competition in the early 1950s, the new theater fell "Park" from its name.
